Khimki is an established satellite city next to Sheremetyevo airport, not a development on open ground. Three large buildings instead of six or seven mean a more predictable, more uniform courtyard environment: fewer internal yards, but also fewer crossings with strangers' entrances. Anyone who needs a large family apartment with room to grow should note that the ceiling here is three rooms, with no fourth-room option.

Compact formats — studios and one-room apartments — are the backbone of rental demand here, aimed at one or two tenants. The three-room apartments, held to a narrow size band, suit a family but without a choice between a "spacious" and a "compact" variant within the same room count — layouts here are more uniform than in this developer's neighbouring projects. A long family or couple's tenancy is a more natural fit than nightly letting.

Three large buildings instead of this developer's usual finer grid is a format choice, not a headcount: a more compact, more uniform project compared with the neighbouring 1-y Khimkinskiy in the same city district, which has twice as many buildings and a wider range of sizes. Liquidity here will rest on Khimki's standing as a Moscow satellite city next to a major airport.
