May 11 is a Modul-Stroygrad complex on Geroya Rossii Katerinichev Street in Kaliningrad's Leningradsky district. The buildings are nine storeys; the courtyard plan calls for pavements and sports and children's playgrounds, with trees, shrubs and lawn on the land left free of construction. Handover is due in the third quarter of 2026.

Choice within each format here is uneven. The one-room apartments spread across nearly 12 m² — from 34 to 45.8 m² — a gap close to the difference between a studio and a full one-room apartment elsewhere. The two-room apartments, by contrast, are nearly all one size: a spread of just 55.7 to 57.3 m², under two metres. Choosing a one-room here means choosing a size too; choosing a two-room means taking essentially the same layout as everyone else.

If you are going to live here

The developer describes the area as having good ecology and transport access. The courtyard plan includes pavements and sports and children's playgrounds, with the undeveloped land to be planted with trees, shrubs and lawn. Kindergartens, schools and shopping centres are nearby. The buildings rise to nine floors, and the spread of one-room sizes (34–45.8 m²) gives a choice even to someone a standard studio elsewhere would not suit.

If you are buying to let

The one-room apartments work well for letting precisely because of their size spread: from a compact 34 m² for one tenant to a roomy 45.8 m² for a couple. The two-room apartments offer almost none of that choice — they are uniform, 55.7 to 57.3 m², so every family-sized unit in the building offers a tenant much the same thing. There are no studios in the project, so no format here is built for nightly letting.

If you are holding for capital growth

Handover is due in the third quarter of 2026, so the building is already in its final stage and most of the construction-stage gain has been taken. There are no adjoining phases to this complex, and the landscaped, planted courtyard is still the developer's promise rather than today's fact. The area's established infrastructure — kindergartens, schools, shopping centres — is an argument for steady demand on resale.
