Grani Apartments is a five-storey apart-complex by MPK on Turgeneva Street, in the centre of Zelenogradsk, a ten-minute walk from the sea and the city's cultural centre. There is no two-room or three-room layout in the building at all: studios of 36 to 51.6 square metres are spread across all five floors, while one-room apartments — 35.9 and 59.9 square metres — sit only on the top, fifth floor. Grani's format is compact housing in the centre of a resort town, not a flat for a family with children.

The sea, museums, pedestrian streets, restaurants and shops are a ten-minute walk away, along with kindergartens, schools, clinics and medical centres. A football stadium and a youth sports school are nearby; the developer states plans for a sports complex on the neighbouring plot, though that remains a plan for now, not a built fact. The lobbies are designed without steps, giving residents with limited mobility access. The building is low, just five storeys, but a studio stays a studio: anyone who needs a separate room for a child has nothing to choose from here.

The format is almost entirely studios, and a studio ten minutes from the sea and the centre of a resort town is a classic product for seasonal nightly letting. The one-room plans on the top floor, with larger areas up to 59.9 square metres, suit a long lease for one tenant or a couple better than tourist turnover. The crossing of public transport routes and the nearby railway station make it easy for a guest to arrive without a car.

If you are holding for capital growth

Handover is in the first quarter of 2027, so part of the growth is still ahead. The studio format is the most liquid one on the resort market: demand for compact housing in the centre near the sea holds up both among tenants and among buyers looking to resell.
