Lake Citycondos in Svetlogorsk

Lake City is a business-class building by Setl City Kaliningrad on Maysky Prospekt, in the historic part of Svetlogorsk, a Baltic resort town. The sea is sixteen minutes on foot from here, and the grounds open onto the Muza forest park and the promenade of Lake Tikhoye, with its boat and catamaran station. Completion is the third quarter of 2027.

The smallest apartment in the building is not a studio but a one-room unit: studios here run from 23.9 to 26.5 m², while one-room apartments start at 23 m² — smaller than any studio. The top, seventh floor is given over entirely to one-room apartments: studios reach only the sixth floor, so do the two-room apartments (53.7 to 66.2 m²), and the single three-room plan, 69.6 m², stops at the fifth. The more rooms, the lower the ceiling on which floor you can have them.

If you are going to live here

The historic part of Svetlogorsk is a settled district: the city administration, a public-services centre, a bank branch and a polyclinic are within walking distance, not on a plan. The courtyard is laid out with a boulevard and a landscaped square, for evening walks under lamplight. The façade is ventilated and clad in ceramic panels, windows and loggia glazing use an aluminium profile, and baskets built for the outdoor AC units keep the façade tidy. Every apartment has leak-detection sensors with automatic water shutoff, a video intercom, and autonomous heating controllable from a smartphone; a business-class finish can be ordered for an extra fee.

If you are buying to let

Svetlogorsk's resort status and the proximity of Lake Tikhoye with its boat station work for seasonal letting, and the spread from 23 m² one-room units through studios to two-room apartments gives a choice between a tourist tenant and a long-term family. The top floor, available only as one-room apartments, is its own niche — height and view without paying for a spare room.

If you are holding for capital growth

More than a year remains before completion, so most of the construction-stage gain is still ahead. The building stands in the historic, already-settled part of town rather than on the edge, which usually holds resale liquidity better. The building's engineering — leak sensors, an automatic fire alarm, its own water-treatment system — remains an argument years after handover, not only at the start of sales.
