Lucci is a GK KSK development on Alexander Nevsky Street in Kaliningrad's Leningradsky district. The façades echo old Italian streets: sand-coloured render and red ceramic tile. The grounds are closed, covered by video surveillance and access control, with both underground and surface parking. Completion is due in the third quarter of 2028.

At Lucci the room count does not fix the floor area: one-room apartments run up to 65 m², larger than the smallest two-room unit at 46.5 m², and two-room apartments up to 84.3 m² exceed the three-room threshold of 75 m². Every type is spread from the first floor to the ninth. The figure to watch here is square metres, not the room label.

If you are going to live here

Moving in is still years away — completion falls in 2028. The courtyard is closed to cars from outside, covered by access control and video surveillance, and includes a playground, a sports area and a shared neighbourhood space for residents. Heating in each apartment is controlled independently, and balconies and loggias are glazed with a sliding aluminium system. Because floor areas overlap heavily across room counts, the practical choice here is by square metres rather than by a fixed room count.

If you are buying to let

The long wait for handover pushes any rental income years out. The spread of areas within each room count — from a compact one-room to a spacious three-room — could suit different tenants, but that is only provable once the building is finished and handed over in 2028.

If you are holding for capital growth

Most of the construction-stage gain is still ahead: completion is three years out, so buying now means an early entry into the project rather than a finished asset. It is too soon to judge resale liquidity — the building still has to be built and occupied first.
