Sea Notecondos in Svetlogorsk

Sea Note is a GK TVN development of sixteen five-storey buildings on Zheleznodorozhnaya Street in Svetlogorsk, a resort town on the Baltic coast. The ruins of Villa Sor are 243 metres away, the Svetlogorsk-1 station 457 metres. Completion is the first quarter of 2027.

The compact formats sit almost back to back: studios from 25.9 to 31 m² and one-room apartments from 34 to 38.8 m² are neighbouring ranges. Two-room apartments, though, start straight at 55 m² and run to 64 m² — there is not one apartment between 39 and 55 square metres in the whole complex. The choice is sharp: a compact format for one or two people, or a spacious family apartment outright, with nothing in between.

If you are going to live here

Sixteen five-storey buildings, each with its own lift, keep the density lower than in a high-rise complex: a landing with few apartments on it is quieter and calmer. The courtyards are closed to cars, parking sits on the perimeter, and the playgrounds have rubber safety surfacing. Energy class A+, autonomous heating from a dual-circuit gas boiler in every apartment, and barrier-free access to entrances and lift lobbies are already built in, not a future promise.

If you are buying to let

Studios and one-room apartments are a workable format for long-term letting to one or two tenants, and Svetlogorsk's resort status adds demand in season. The two-room apartments, starting at 55 m², are no longer about student or tourist letting — they are for a family that wants Svetlogorsk-1 station a five-minute walk away. A separate basement storage room lets apart from the apartment.

If you are holding for capital growth

More than a year remains before completion, so most of the construction-stage gain is still ahead. Few apartments per landing and a car-free closed courtyard are advantages that outlast the handover, and the gap between the compact and family formats keeps supply in each niche tighter than if the floor areas ran continuously.
