Palatium is a residential complex by developer KaliningradStroyInvest on Nakhimova Street in Svetlogorsk, in a pine forest on the Baltic coast. A car-free courtyard, a usable rooftop with a sea view, and underground parking. Completion in the fourth quarter of 2026.

Floor areas here run from a studio to a four-room apartment, but not evenly across the building: there is no studio on the ground floor at all, and every apartment of three rooms or more sits only on the ground floor. A studio can only be bought from the second floor up; an apartment of three rooms or more can only be bought on the ground floor. Choosing a large floor area and choosing a floor here are not independent choices.

If you are going to live here

The grounds are closed and covered by video surveillance, entry runs through access control, and the walkways are heated in winter. Every entrance has storage rooms and a guest toilet with a paw-wash station; the courtyard has a fountain and a lounger-and-greenery area with a barbecue instead of parking under the windows. The building is still under construction, so the gain from the construction stage, running up to handover in the fourth quarter of 2026, is still ahead rather than behind. The grounds are closed and not large, and the floor split — studios and compact apartments apart from the large ones — keeps the resale market inside the building segmented the same way.
