Palmburgcondos in Leningradsky District, Kaliningrad

Palmburg is a GK KSK complex on Moskovsky Prospekt in Kaliningrad's Gurievsky district, on the bank of the Pregolya river. The building was handed over in the fourth quarter of 2024. It is four storeys tall, the public transport stop is thirty metres away, and a yacht club of the same name stands nearby.

Palmburg has only two-room apartments — no studios, one-room or three-room apartments exist in this project. Floor area within that single type varies noticeably, from 51.7 to 67.7 m², so the choice here is not between room counts but between how spacious a two-room apartment you want. Apartments are spread across floors one to four.

If you are going to live here

The building stands on the bank of the Pregolya — a quiet, scenic spot — while the surrounding city infrastructure is already running: shops, chain stores, a fitness centre, pharmacies, cafes, beauty salons, schools and kindergartens, all within walking distance. The public transport stop is thirty metres from the building, and the road layout gets you to the city centre quickly. Ground-floor apartments have terraces, the courtyard holds a sports area, a playground and convenient parking. Apartments are handed over in shell ("grey key") finish — walls and floors are ready for final fit-out, but that fit-out is still to be done. Most apartments follow a euro-layout, with one or more bedrooms and a combined kitchen-living room, and heating is independent.

If you are buying to let

There are no compact apartments here for a nightly-letting business — the only format is a two-room apartment built for a family or a couple on a long lease. The shell finish has to be completed before the first tenant moves in, which delays income, but it also means a fresh apartment for that long-term tenant. The nearby yacht club could be an extra draw for a tenant with that interest.

If you are holding for capital growth

The construction-stage gain here is entirely in the past — the building was handed over at the end of 2024. The riverside setting, combined with city infrastructure that already runs around it, supports the building's resale liquidity. The single apartment type — two-room throughout — keeps the offering uniform: only the floor area changes from apartment to apartment within that same format.
