Ratshof Housecondos in Central District, Kaliningrad

Ratshof House is a six-storey brick building by developer Komponent on Krasnoselskaya Street in Kaliningrad's Tsentralny district, behind a perimeter-enclosed courtyard. The building was handed over back in the second quarter of 2022.

Three-room apartments at Ratshof House exist only on the top, sixth floor — and there they are noticeably larger: from 98.2 to 145.7 square metres, while two-room apartments on any of the six floors stay within 52.4 to 80.7 square metres. The choice here is simple: an ordinary two-room apartment anywhere in the building, or a top-floor three-room apartment that is larger than any other unit in the project.

If you are going to live here

The building sits behind a perimeter-enclosed courtyard, with everyday infrastructure nearby: School No. 19, an evening school, the "Viktoriya" store, and bus stops on Vozdushnaya and Krasnoselskaya streets. Guest parking is provided in the courtyard. The building has already been handed over, so there is no need to wait for anything nearby to be finished — you can move in right after buying a finished apartment.

If you are buying to let

The two-room apartments suit a family that needs a school and shops within walking distance — they make up most of the building and exist on every floor. The sixth-floor three-room apartment suits letting spacious housing to a small but well-off family rather than students or tourists: the Tsentralny district does not live off tourism.

If you are holding for capital growth

The building was handed over in 2022, so all of the construction-stage gain here was taken long ago — it is too late to enter this project for the difference between groundbreaking and keys. What remains is secondary-market-style liquidity: the enclosed courtyard and the established Tsentralny district hold it more firmly than the outskirts, and the rare, large three-room apartments on the top floor stay a separate argument on resale — there will simply be no more of them in this building.
