Residencecondos in Pionersky Urban District, Pionersky

Rezidentsiya is a residential complex by developer Zelyony Gorod on Komsomolskaya street in Pionersky, a resort town on the Baltic coast 38 kilometres from Kaliningrad. The building has five storeys in four sections, the white-sand beach is a hundred and fifty metres away, and most apartments face the sea. Construction uses a monolithic reinforced-concrete frame with three-layer walls. Completion is due in the second quarter of 2027.

The project has two formats: one-room and two-room apartments, with no three-room units at all. The two-room range stretches almost twofold, from 47.6 to 87 square metres — its lower end nearly meets the one-room apartments, its upper end is properly a family size. Only two-room apartments appear on the ground floor; the one-room units start from the second.

If you are going to live here

Pionersky is an established resort town: the bus stop is forty metres from the building, and shops, restaurants, cultural venues and clinics already run rather than being planned. Sea air and pine forest nearby soften the climate. There is no fit-out: moving in waits on your renovation, but the layout and the materials are yours to choose. Ceilings of 2.7 metres and pram storage on the ground floor are part of the building, not a separate promise.

If you are buying to let

A hundred and fifty metres to the beach suits both seasonal and long-term letting: a one-room apartment fits a single tenant or a summer guest, a two-room apartment a family renting for the whole season. The renovation before the first tenant is the owner's job, which delays the income, but proximity to the sea speeds up finding a tenant.

If you are holding for capital growth

Completion is due in the second quarter of 2027, so part of the construction-stage gain is still ahead. The building is low-rise, the formats are only two, and the supply is closed. A seaside location in a resort town holds liquidity more confidently than districts further from the coast.
